Identify areas where additional housing can be built on underutilized lots and along transit and business corridors, and engage property owners, the community and developers.

 

As was mentioned in the Blueprint, the Sunset District can accommodate an additional 1,000 housing units along our transit and commercial corridors without any changes to existing height limits or zoning. Ultimately, development will only occur if property owners and developers make the decision to invest in this effort and in our neighborhood.

 

In the meantime, our office has been working with the Planning Department conduct more detailed “soft site” analysis to determine which underutilized parcels have capacity for development of housing units.  (see chart below)

 

With the sharing of this information, we have already heard from several property owners over the last year about their desire to maximize the full potential of their lot. We have also been working with the Planning Department to engage developers interested in investing in the Sunset District and our office will continue this work.
